Airbnb now supports room type level inventory for listings connected to Airbnb through Delta PMS. With this update, you can map a listing to a room type in Delta PMS and manage all rooms under that type from a single listing. Availability is automatically calculated based on the total number of rooms in the selected room type, so you no longer need to maintain separate listings for each room.
This feature is configured on the Airbnb listing page in Delta PMS and is only available for properties with the Condominium property type.
Key Capabilities
Map an Airbnb listing using room type level inventory. Once a room type is selected, all rooms under it are automatically counted as the listing's total availability, with no need to manage each room separately.
Only 1 room type can be mapped per listing. To switch to a different room type or revert to room level inventory, the mapping process needs to be redone from scratch.
Edit the room type mapping from the Listing Details page at any time.
Manage alteration requests for listings mapped at room type level, including changes to check-in/out dates, guest count, total price, and listing transfer to another listing within the same room type inventory.
To stop selling specific rooms within the room type, manage availability through Availability Management.
Benefits
Room Type Inventory is useful if you have multiple identical units, such as condominiums with several rooms of the same type. Instead of maintaining separate listings for each room, you can group them under one listing and let PMS handle availability automatically. When a booking comes in, PMS assigns the room with the smallest Room ID within the selected room type. This keeps listing management simple and availability accurate across all rooms.
Good to know
This feature is only available for listings connected to Airbnb through Delta PMS and only for properties with the Condominium property type.
You cannot switch the room assigned to an existing booking. Room assignment stays as-is since Airbnb does not assign specific rooms, and guest availability checks follow the room already assigned to their booking.
If the total availability for a room type drops to 0, the listing is marked as unavailable and cannot be booked.
