Inviting owners is a simple task in Delta PMS. Please follow this guide if you want to invite owners to Delta PMS.
Step 1: Navigate to Sales Owner - Owner List
Log in to your Delta PMS account.
Once logged in, go to the sidebar on your left screen.
Click the Owner menu on the sidebar to show the submenu Owner List
Select Owner List submenu on the sidebar.
Step 2: Invite Owner
On the Owner List page, you can click on the + Enroll Owner button on the top right of the page.
On the Enroll Owner page, you need to fill in the details below:
Owner Name: Name of the owner that you want to invite. This field is mandatory.
Address: Address of the owner that you want to invite.
Email Address: This email address will be used as the username when the owner login to the Delta PMS owner portal page. This field is mandatory.
Phone Number: Phone number of the owner that you want to invite.
You can add property for the owner when inviting the new owner by clicking on the + Add Property button The detailed guide will be explained in the Step 3: Add property.
After you fill in the important information, you can click on the Invite Owner button to send an invitation email to the owner.email address. Please note that the email address format you enter must be correct.
If you successfully invited your owner, there's a popup that says "Owner Successfully Invited”.
You need to wait for the owner to receive an invitation email from the system and create the account first.

Step 3: Add Property and Room for the Owner
You can add property and room for the owner when you’re inviting the owner or when you’re editing the active owner.
You can add property for the owner when inviting the new owner by clicking on the + Add Property button.
On the Owner Agreement segment, you need to fill in the details below:
Owner's stay balance: How many night(s) owners can stay on their properties / rooms for one year. This field is mandatory.
Start date of agreement: This field is mandatory.
End date of agreement: This field is optional.
Owner share percentage: Percentage of how much the owner got from the booking sales of their properties / room. Example: If sales is 100,000 Yen, owner share percentage is 75%, then owner will get 75,000 Yen from the sales, and host will get 25,000 Yen from the sales (exclude taxes, etc). This field is mandatory.
Decimal Rounding Configuration: rounding configuration when splitting process of gross sales to owner share and host share. If you choose Flooring (Round-down), it will round down the calculation. If you choose Ceiling (Round-up), it will round up the calculation. By default, Flooring (Round-down) will be selected. If you change the configuration, it will apply on the next month's calculation (1st date of next month). This field is mandatory.
Owner Agreement Document: You can upload the document of agreement with JPEG and PDF format to Delta PMS. This field is optional.
On the Add room segment, click on the property name dropdown to select the property that you want to assign for the owner.
If the added property type is Condominium, then you need to select the room from the room type dropdown that you want to assign for the owner. Note: You can select multiple rooms for the owner.
If the room that you selected is part of the connecting room, then you need to assign the room share percentage for each owner of that room. Note: Total of the Room Share Percentage must be 100%.
Click on the Next button to continue to the next step.
You need to set the Trust Configuration and recurring cost for the room or property that you added. The detailed guide will be explained in the How to set up trust and recurring cost for owners.
After you’ve done with the setup, you can click on the +Add Rooms button.
Click on the +Add button to finalize the property and room setup for your owners.
Step 4: Ensure the Owner is Successfully Invited
On the Owner List page, you can check on the status of the owner.
If the status is active, then the owner already have the account for Delta PMS Owner.
If the status is invited, then the invitation email is already sent to that owner’s email address but they haven’t created an account for Delta PMS Owner.
If you want to resend an invitation to the owner whose status is invited, you can click on the See Details button from that owner row, then click on the Resend Invitation button.
