This update adds two changes to Airbnb listings in Delta PMS: Blackout Dates for Discounts and Special Considerations.
Blackout Dates for Discounts is an option to exclude specific dates from the Top-Rated Guest Discount and the Mobile-Only Discount. A discount can stay active while selected dates are left out of it.
The second change affects a different part of the listing. Special Considerations is a new free-text field where you can note anything guests should know before booking, such as steep stairs or no elevator. It stays in sync with Airbnb, and you can also add it in Airbnb Booking Settings.
Both come from Airbnb's latest updates and are configured on the Airbnb listing in Delta PMS.
Key Capabilities
Exclude specific dates from a discount so those dates stay at full price.
Set blackout dates for the Top-Rated Guest Discount and the Mobile-Only Discount separately.
Set blackout dates up to 2 years ahead, and remove any date that hasn't passed yet.
Add a note in Special Considerations about property features that may not suit every guest, such as a pool without a fence, steep stairs, or a balcony.
Enter the note in the listing language. Guests generally see it in their preferred language through Airbnb's translation.
Benefits
Blackout dates apply to the Top-Rated Guest Discount and the Mobile-Only Discount. Before this, each of these discounts applied to every available date or not at all. Blackout dates allow a discount to run while keeping specific dates at full price.
In addition, Special Considerations lets hosts share relevant details with guests before booking. Both changes also keep listings aligned with Airbnb's current regulations, so listing information continues to display correctly.
Good to know
For Blackout Dates:
Each discount has a yearly quota of 30 blackout dates per listing. The yearly count starts from the day the first blackout date is set.
Dates are selected one at a time. Date ranges aren't supported, and each date added uses 1 of the 30.
Unused dates don't carry over to the next year, and a date that has passed isn't added back to the quota.
Only future bookings are affected. Bookings made before a blackout date was set stay as they are.
Past blackout dates are kept as a record. They can't be edited or deleted, but they no longer affect anything.
A blackout date can be set even if the date already has a reservation. Only dates in the past can't be set.
By default, no blackout dates are applied. Every date is eligible for both discounts until they are set.
For Special Considerations:
This field is for special considerations only, specifically property features that may be unsafe and the reason why. It isn't for general descriptions or house rules.
There's a 300-character limit.
The field can be left empty. If it isn't filled in, nothing is sent to Airbnb and the section won't appear on the listing.
Existing Pets, Events, and Smoking settings aren't affected.
It appears as plain text on the listing, not as a checklist or a single tag.
