Business Metrics Report Overview

Business Metrics Report provides report data of Transactions and Bookings from properties that managed by host

Step 1: Navigate to Business Metrics Report

  1. Log in to your Delta PMS account.

  2. Go to the sidebar menu on the left side.

  3. Select Report > Business Metrics Report.

  4. After that, you will see the Business Metrics Report page.

  5. On the top of the page you will see dropdown menus for Period, Property, and Room Type as the filter to show the report based on your needs after you click the “Load” button. The detail of each filter is as follows:

    • Period: filters the report based on the selected period. The Period filter is set to this month by default. You can select within the provided period: Today, Yesterday, This Month, Last Week, Last Month, or Custom.

    • Property: filters the report based on the selected property. The Property filter is set to All Property by default. You can only choose one property at a time.​

    • Room Type: filters the report based on the room type in the selected property. The Room type filter is set to All Room types by default. You can choose any room type in the property or All Room Types.

    • “Load report” button: This button has a function to load the report based on the selected filters. Click the “Load report” button after you adjust the filters to load the report based on your preference.

Step 2: Transactions Tab on Business Metrics Report

Transactions tab on Business Metrics Report provides transactions record and report that is useful for you as the host to track the bookings transactions. The Transactions tab has several sections, such as :

  1. Gross Sales

    In a nutshell, Gross Sales are the amount calculated from adding up all sales transactions before any deductions. In the Business Metrics Report, there are Gross Sales and Gross Sales (including unpaid amounts) sections which you can select one to display the report.


    ​​Gross Sales are calculated from all sales before deductions of fee and taxes, meanwhile Gross Sales (including unpaid amounts) are calculated from all total amount from issued invoices excluding declined and cancelled bookings with no paid amount.

  2. Income
    Income section is where all the income-related transactions and activities within bookings from property. The Income section provides two key points

    • ​Net Share: the total amount from Gross Sales after deducted by fees and taxes.

  3. Expenses
    Expenses section is where all the expense-related transactions and activities within bookings from property. The Expenses section provides two key points.

    • ​Taxes: the total amount of taxes that is divided into Consumption Tax and Lodging Tax.

    • Rental Expenses: the total amount of rental expenses that came from house cleaning expenses.

Step 3: Bookings Tab on Business Metrics Report

The Bookings tab on Business Metrics Report provides bookings record and report that is useful for you as the host to analyze the properties. There are several sections on the Bookings tab.

  1. Total Number of Bookings

  2. Total Length of Stay

  3. Average Length of Stay

  4. Average Daily Rate (ADR)

  5. Average Occupancy Rate

  6. Revenue per Available Room (RevPAR)

  7. Top Sales Channel

  8. Top Property

  9. Top 10 Guest's Country Comparison
