How to Use the Availability Management Feature

🧾 Overview

The Availability Management feature allows you to directly manage room availability
for each sales channel and rate plan within Delta PMS.

Compared to the traditional Calendar view, this feature offers more flexibility and allows you to manage your property’s entire inventory in one place.

🖥 Page Layout

🔹 Upper Calendar Area

  • Display range: 2 weeks (navigate with ← → buttons)

  • Use the Stop Sell checkbox to instantly close all channels for selected dates

  • Occupancy indicator shows daily status (e.g. 0/9)

🔹 Lower Availability Area

Manage room availability and rates for each sales channel and rate plan.

  • Manual Booking – For internal/manual reservations

  • Direct Booking – Availability for your own booking engine

  • Agent Booking – For contracted agents or corporate partners

  • Booking.com / Airbnb – Availability per OTA channel


🪄 How to Operate

① Adjust Availability

  1. Open the desired room type

  2. Enter the number of rooms you wish to sell under each channel and rate plan

  3. Click Save changes to apply


② Close Availability for Specific Channels

  1. Select the target date

  2. Example: Set Booking.com availability to “0”

  3. Keep other channels (Airbnb, Direct Booking, etc.) open as usual


③ Stop Selling All Channels

  1. Check the Stop Sell box at the top calendar for specific dates

  2. All room types and rate plans will automatically be closed
     → Useful when you want to temporarily close sales (e.g. for maintenance or property closure)


💡 Example Use Cases

  • Keep only Airbnb and Direct Booking open on weekends
     → Set other channels’ availability to “0”

  • Temporarily close all sales for maintenance or closure
     → Use the Stop Sell feature to instantly block all channels

  • Limit available rooms during peak season
     → Adjust availability per channel for better control


❓ FAQ

Q1. I turned on Stop Sell, but some channels are still open.
A. It may take a few minutes for the sync to complete. Please wait and refresh.

Q2. Can I close all channels except Airbnb?
A. Yes. Simply set the other channels’ availability to “0.”

Q3. What’s the difference between this and the Calendar page?
A. The Calendar manages individual room-level data, while Availability Management allows property-wide, channel-based control.
