This guide will show you as the host how to change the owner of one property to another owner.
Step 1: Navigate to Owner List
Log in to your Delta PMS account.
Go to the sidebar menu on the left side.
Select Owner > Owner List.
Step 2: Search the Owner of the Property that You Want to Change
In the owner list page, you can look for the owner of the property that you want to change.
You can also search the owner name using the search bar.
After you find the owner that you want to change, click the “See details” button from that owner row.
Step 3: Set the End Date of Agreement
You need to set the End Date of Agreement to change the ownership of a property.
In the Owner Details page, click the “Edit Details” button to edit that owner.
Click the pencil icon in the Owned Properties > Owner Agreement section.
The Add Agreement section will appear.
Set the end date of agreement. Please note that the end date of agreement of this owner cannot be overlapped with the start date of agreement of the new owner.
Example: You set owner A’s property X end date of agreement to 10 July 2024. Then, you set owner B’s property X start date of agreement to 11 July 2024 to change the ownership.
Click “Save” to finalize the change of the agreement date.
Click “Save changes” on the top right to finalize your change for that owner.
If you successfully edit the data, there is a popup saying ‘Changes has been saved’.
If the date you enter is before today's date, then a notification that the owner has an expired agreement will appear.
Go back to the owner list page.
Step 4: Search the New Owner
You can change the previous owner to any registered owner in the PMS or invite another new owner. Follow the guide based on your needs. However, if you do not understand how to invite another new owner, you can check this article How to invite owners.
Step 4a: Invite New Owner
If you choose to invite the new owner, you can follow this article. However, please remember that you need to set the start date of agreement for the new owner after the end date of agreement of the previous owner. The end date (of the previous owner) and start date (of the new owner) cannot be overlapped.
After setting up any mandatory data, click “+ Add agreement”.
Now, you can click the “Invite Owner” button.
You need to wait for the new owner to make their account in the PMS and the Status becomes ‘Active’.
Step 4b: Change the Owner to the Registered Owner in the PMS
On the owner list page, you can look for the new owner of the property.
After you find the new owner for the property, click the “See details” button from that owner row.
On the Owner Details page, click the “Edit Details” button to edit that owner.
If the owner already owns another room, you can find the pencil icon in the Owned Properties > Owner Agreement section. However, you can also click “+ Add agreement” for the new ownership. Both ways are acceptable

After clicking the pencil icon, you need to click the same icon in the different section, which is Owned Rooms.
In the Add Agreement > Owner Agreement section, you need to fill in the details below:
Start Date of Agreement (*mandatory): set the start date of agreement for the new owner after the end date of agreement of the previous owner. The end date (of the previous owner) and start date (of the new owner) cannot be overlapped.
End Date of Agreement (optional)
Owner Stay Balance (nights) (*mandatory): the number of night(s) owners can stay on their properties/rooms during the agreement period. You can also check the “Unlimited stay balance” checkbox.
Owner Share Percentage (*mandatory): the percentage of how much the owner will get from booking sales of their properties/rooms. For example, if the total sales is ¥100,000 and the owner’s share is 75%, the owner receives ¥75,000 and the host gets ¥25,000 (excluding taxes).
Decimal Rounding Configuration (*mandatory): rounding configuration when splitting process of gross sales to owner and host share. If you choose Flooring (Round-down), it will round down the calculation. If you choose Ceiling (Round-up), it will round up the calculation. It will apply on the next month's calculation (the 1st date of next month).
Agreement Document: You can upload the agreement document with JPEG or PDF format.
Click the pencil icon in the Action column.
In the Add Rooms section, select the room which was owned by the previous owner that you have changed. For example, the previous owner owned 2 rooms, Deluxe 1 and Deluxe 2. You can change the new owner for those 2 rooms or only 1.
Click “Next” to continue to the next page. You may review or change any existing data.
When you reach the Trust Configuration section, follow this article if you need to set it up.
Click the “Next” button again until you can find “Save”.
Click “Save changes” to finalize any changes.
If you click “+ Add agreement”
You need to set up the agreement from the beginning.
In the Add Rooms section, select the room which was owned by the previous owner that you have changed. For example (in Condominium), the previous owner owned 2 rooms, Deluxe 1 and Deluxe 2. You can change the new owner for those 2 rooms or only 1.
The next steps will be the same with the steps if you click the pencil icon.
You have successfully changed the ownership of the property from the previous owner to the new owner. If you get a notification that there is an overlapping date of agreement, then you need to make sure that the previous owner’s date of agreement and the new owner’s date of agreement are not overlapping.
